About Our Plans
Our plans are designed to meet average conditions and codes in the
state of Louisiana at the time they were drawn. Because codes and requirements can change,
and may vary from jurisdiction to jurisdiction, Larry James Designs, cannot warrant
compliance with any specific code or regulation. All Larry James plans can be
adapted to the local building codes and requirements. It is the responsibility of
the purchaser and/or builder of each plan to see that the structure is built in strict
compliance with the governing municipal codes (city, county, state or federal).

Contents
A set of plans includes a cover sheet, all exterior elevations,
floor plan (s), your choice of slab, crawlspace or basement foundation plan (on most
designs), any necessary cross sections and details, schedules, fireplace details,
electrical plan (s), roof plan, and interior elevations. View

HVAC,
Plumbing and Electrical
Due to regional variations, local availability of materials, local
codes, methods of installation, and individual preferences, only the location of fixtures
are shown. The duct work, venting and other details will vary depending on the type of
heating and cooling system and the type of energy that you use. The details and
specifications are easily obtained from your local builder, contractor, and/or suppliers.
Foundation
Options:
Slab, crawlspace and standard basement foundations are offered with
most designs. Your choice of one is provided with each order. Additional foundations can
be purchased for a fee.
Copyright
Note that the copyright laws protect all plans and artwork included
on this site. Reproduction of the illustration and working drawings by any means are
strictly prohibited. The right of building only one structure from the plan is licensed
exclusively to the buyer, and the plan cannot be resold unless by express written
authorization.
ADDITIONAL PRODUCTS
Mirror Reverse
Mirror reversed images are exactly opposite of the way they are
shown in any of our publications. The notes and dimensions appearing on the drawings will
read backwards.
Full Reverse
Full reversed images are electronically reversed image opposite of
the way they appear on this site. All notes and dimensions are right reading.
Additional Sets
To receive the additional set price (see price codes), additional
sets must be ordered within six months from the original order.
Materials List
Tabulates types, quantities and sizes of materials the estimator has
determined would be necessary for the construction of the home. Please note the
quantities of material may vary according to custom finishes, site locations, and
construction practices of each builder. Some materials list do not include totals for
foundation materials.

We have a selection of publications that will aid you from your
search for a home plan to the maintenance of taking care of your home after it has been
built.

Shipping
All orders received by 12:00 PM central time are available to be
shipped same day via UPS with the option of ground, 2 day or overnight delivery.
International delivery is also available.
